Boulton CRE represented developer in the acquisition of this site and approval of development entitlements to build 70,000 SF of office space. During the due diligence period we conducted market analysis that translated in a marketing concept that gave Beacon Hallandale a unique and differentiated proposition in the Hallandale – Aventura market. We also worked with the developer to secure construction loan and establish the legal framework for the office condominiums.

Mirabella Plaza brings a unique concept to the market: RetailCondos. We Represented the developer in acquiring the site, approving site plan, designing architectural concept, approving building permit, establishing the legal framework, raising capital and securing finance.
This successful project was sold out before completion in May 2017.

RIVIERA POINT MIRAMAR
Address: 7951 Riviera Blvd, Miramar, FL.
Worked with Developer to reposition property in the market increasing occupancy from 3% (during pre-construction) to 91 % in one year.
We designed and implemented the property management operation and systems for the developer and trained the in-house Property Management Team that successfully runs the property.

Represented developer in acquiring land, designing architectural concept, legal framework, raising capital and securing finance.
Designed and Implemented marketing and sales strategy to pre-sell 80% before ground breaking.

Represented Investor in acquiring and rehabbing this non-performing Office Building of 24,000 Sf.
Re-designed the layout and repositioned the asset achieving 99% occupancy at higher than market rent.
Boulton CRE has been managing this asset since 2012 achieving performance objectives for the owner every year.

Conducted Market Analysis and collaborated with development team to design a flexible office layout targeted to local professional in North Miami Beach, Aventura and Sunny isles.
Leased First Phase of 17,000 SF. 100 % occupied.

Proposed Class A professional and medical office park in Palm Beach.
Represented the developer in acquiring and rezoning the property from Single Family to Commercial securing entitlements to build 120,000 Sf of Office Space.

Office-Warehouse Park totaling 80,000 sf.
Completed Market Analysis that translated in the design of an Office Warehouse Solution with excellent market acceptance.
Pre-leased 95% of the warehouse space during construction.
Assisted developer to establish property management operation and systems.

Completed in 2007.
Office Condominium totaling 140,000 sf.
Collaborated with the developer to conduct an in-depth Analysis of the Local Office Market and Designed the layout of the Office Space. Coordinated tenant improvements.
Developed Marketing Strategy and Closed Sales of 90,000 SF. Currently lease and manage 50,000 SF on behalf of the Developer maintaining Average Occupancy of +95%.
Boulton CRE implemented the Property Management system and procedures for the owners and has successfully managed this property since 2006.
