Boulton CRE brokered this site for the development of a shopping center. After researching the market conditions we teamed with the architect to design and permit a 42,000 sf plaza with 3 freestanding buildings with drive-thru lanes. We developed the financial model and presented to the bank and secured the construction loan. We also developed the legal framework. The project was Sold out during pre-construction. We also secured leases for two buildings owned by the developer at rates significantly higher than competing projects in the area

Boulton CRE represented developer in the acquisition of this site and approval of development entitlements to build 70,000 SF of office space. During the due diligence period we conducted market analysis that translated in a marketing concept that gave Beacon Hallandale a unique and differentiated proposition in the Hallandale – Aventura market. We also worked with the developer to secure construction loan and establish the legal framework for the office condominiums.

Mirabella Plaza brings a unique concept to the market: RetailCondos. We Represented the developer in acquiring the site, approving site plan, designing architectural concept, approving building permit, establishing the legal framework, raising capital and securing finance.
This successful project was sold out before completion in May 2017.

TURN AROUND IN 12 MONTHS… REPOSITION BUILDING TO IMPROVE OCCUPANCY FROM 3% TO 91%.

Worked with Developer to reposition property in the market increasing occupancy from 3% (during pre-construction) to 91 % in one year.
We designed and implemented the property management operation and systems for the developer and trained the in-house Property Management Team that successfully runs the property.

Collaborated with the developer to conduct an in-depth Analysis of the Local Office Market and Designed the layout of the Office Space. Coordinated tenant improvements.
Developed Marketing Strategy and Closed Sales of 90,000 SF. Currently lease and manage 50,000 SF on behalf of the Developer maintaining Average Occupancy of +95%.
